Dentists are everywhere because we all need them. But they have unique facility needs that are not welcomed at all office properties. Dentists seeking a new office to purchase or lease should consider the following -

1. Dental offices need plumbing in each operatory, which is another word for the space where the dental chair goes. Therefore, you need capacity for plumbing, particularly the drainage pipe. Wood floors will make this installation easier and concrete floors will make it more challenging and expensive. Some landlords are unwilling to allow dental uses because of the strain this type of plumbing infrastructure may put on a building. Being upfront with landlords about this need can save time.

2. Landlords and Lenders love dentists because they are often paid with cash (rather than other doctors who charge through insurance) and therefore are usually high earners with strong credit. Use this to your advantage when negotiating lease and financing terms.

3. Because of the complexity of completing dental build-outs, the tenant or buyer's architect, medical equipment vendor and lender should be ready to execute on a plan before the real estate tours start.
